Tierra Maria
Estates is a residential farm lot subdivision located in Barangay Anilao,
Lipa City, the center of Southern Tagalog. It is about 80 kms. from
Makati City and takes only an hour and 30 minutes travel time.
Tierra Maria Estates is located 3 to 4 kms from the center of Lipa
City.
The whole property
is 33 hectares-- developed from a natural orchard and bird sanctuary.
The developer, Mary’s Garden Realty, preserved the natural landscape to
provide a fresh, unpolluted environment within reach of urban comforts.

Estates different from other residential farm lot subdivisions?
The
area of Tierra Maria Estates (TME) was originally natural orchards. TME has
preserved and minimized cutting down of
fruit-bearing trees that attract birds. TME
also did not cut and fill the lots
to preserve the soil’s ecological health.

physical landscape of the property and the general ambiance
of the
community?
Tierra Maria Estates has exceptionally lush vegetation. The project area is
slightly rolling and has very fertile soil with mature, fully-grown trees
such as acacia, mahogany, coffee and fruit trees (like coconut, langka,
dalandan, lanzones, etc.) and many varieties of flowers. It is uncommon to
find mature trees in other residential-farm developments as most are cut

One may choose to pay in cash, on installment for 2 years at 0% interest or
from 3 to 5 years at a fixed rate of 12% interest per year.
9. Does Tierra Maria
Estates have requirements on how the lot will be
developed
by the buyer?
Lot owners can
utilize 1/4 of their property for housing, and the rest for recreational
or hobby farming/gardening and some aquaculture.
Domestic pets are allowed. Landowners are encouraged to have their
pets properly vaccinated, and not to let their pets roam around unattended in
common areas.
10. Does the
property sell houses, aside from the lots?
Only lots are being sold by the developer. House-and-lot packages are under
study. Tierra Maria can refer lot-buyers to some builders for their building
needs.
11. Who are the people
behind Tierra Maria Estates?
Tierra Maria Estates is developed by Mary’s Garden Realty. Its President Mr.
Antonio Montinola, together with his family, started visiting Lipa City in
the early 90’s for prayer.
The
Montinola family has been in land development since the 1970s in Silay City
(Antilla and St. Francis Subdivisions) and Bacolod City (Villa Maria Reyna).
It was then quite natural for them to seek a beautiful wooded area in Lipa
for a subdivision, with the dream of providing a setting that would promote
a tranquil lifestyle for the homeowners and enhance their health of mind,
body and spirit. They saw the potential for all this in the property which
is now Tierra Maria.
Tierra Maria Estates advocates environmental protection. The people behind
it were inspired to develop this residential community in reverence to the
Blessed Virgin Mary but have set no prejudice to race, politics or religious
beliefs.
12. What are the
current environmental activities that Tierra Maria Estates is
supporting?
TME is encouraging
organic farming, and supports the option of lot owners to grow plants
commercially. An agriculturist consultant is available to buyers.
Currently, TME has
tested an organic farming method that it can share with lot buyers. Free
lectures on environmentally-sound practices and livelihood projects are also
being scheduled. The first of the series of free lectures was on Cultivation
of High-Value Crops---Vegetables, Fruits, Ornamentals and Herbs and Spices.
13. What other
developments make Tierra Maria Estate a worthy investment?
Several improvements are still underway for Tierra Maria Estates. The tennis
court and additional portions of the Meditation Park will be completed soon.
A secondary gate has been constructed.
The
expansion project at the South Luzon Expressway and its link towards the
Star Tollway will further shorten travel time from Metro Manila.
